The Art Of Negotiation. It's Give And Take On Both Sides.
 

When making out an offer on a property, buyers need to be prepared. It is the foremost important document in the transaction. You want your offer to be clean and agreeable to both you and the seller. Most buyers dread this part of the purchase because "here come the negotiations".  It doesn't have to be this way if your Agent has educated you with the process.

When you start looking in depth to one property,  more questions will arise. Unfortunately, your agent can not tell you how much to offer on a house, they can only point out the positive's and negative's about a property in order for you to set a value on the home and determine how you want to write the offer. Every property stands on it's own price and merits. It's up to you to decide what you are willing to accept. Here are some items to consider

 

Be Prepared

After researching homes in your target area and you have found one home that best meets your criteria, it's now time to look for answers to these 8 top questions.

 

Why do you think the homeowner is selling?

 

How long has the home been on the market and how many price changes has it had? (If it has been on the market for a longer than average time, perhaps there are negative facts about the property you need to know about.)

 

What is the sellers time frame for moving? Does it fit within your needs?

 

Are there any clues around the outside of the home that show drainage problems, are there changes occurring with the surrounding neighborhood?

 

Look at the roof and the foundation. Are they in good repair?

 

Inside the home: What does it smell like? Is it a musty smell? Maybe they just painted? If it's a sour smell, do they have indoor pets? These are some of the main causes of bad odor in the home and something you should conceder.

 

Are the air vents clean and the filters new? (If not, this may be an indication of poor HVAC maintenance and could be a costly repair later)

 

How much should you offer? With the current state of the economy you should really make an offer that is much lower than the asking price. If you can’t get your offer below the asking price, try make sure that the owner contributes something.
